1. Scope of Facilitation Services
SKB FinEstate Solutions Pvt. Ltd. ("SKB") acts as an authorized finance facilitation and loan coordination partner. SKB coordinates between loan applicants, real-estate channel partners, builders, and RBI-regulated lending institutions (Scheduled Commercial Banks, Housing Finance Companies, and Non-Banking Financial Companies). SKB is not a direct deposit-taking financial institution or a direct lender.
2. Loan Application & Credit Underwriting
All loan sanction decisions, interest rate allocations, processing fee structures, sanctioned loan-to-value (LTV) percentages, and tenure conditions are determined solely by the underwriting credit policies of the respective lending partner. Submission of an enquiry or file does not constitute a legal guarantee of sanction or disbursement.
3. Partner Channel & Payout Governance
Channel partners, real estate professionals, and individual connectors participating in the SKB Partner Network agree that commission and payout eligibility are strictly contingent upon the successful, complete first disbursement of the loan file by the lending institution, subject to individual partner agreement terms and KYC verification.
4. Applicant Representation & Document Authenticity
Borrowers and referring partners certify that all documentation, income certificates, identity credentials, and property records submitted for processing are genuine and accurate. Any fraudulent documentation or misrepresentation may lead to immediate termination of file processing and legal reporting as mandated by applicable laws.
5. Limitation of Liability
SKB FinEstate Solutions Pvt. Ltd. shall not be liable for any indirect, incidental, or consequential damages resulting from delay in bank processing, regulatory changes in lending norms, property title defects, or bank credit rejection.
